Preparation and specification

Common routes need a defined working area and a practical way for residents to move through the building. Door frames, handrails and walls may need different levels of preparation and different finishes.

What to include in the brief

• Shared routes and entrances
• Resident notices and access
• Walls, ceilings and joinery
• Daily protection and clearing

Planning the work

Identify the managing agent or building contact early. The specification should state which surfaces are included and how each phase will be handed back.

Before you enquire

Share the address, photographs of the surfaces and any access restrictions. Include your preferred timing and whether the building will remain occupied. Preparation, materials and any repairs can then be discussed as a defined scope.
